Pearce Construction was delighted to be selected to deliver the transformation of 36–37 Boutport Street, in Barnstaple for North Devon Council.
This landmark heritage-led regeneration project was delivered as part of the Councils Market Quarter initiative reviving a wider area of the market town. This scheme exemplifies the careful balance between preserving historic character and enabling sustainable, modern use.
At the heart of the project is number 36 Boutport Street, a Grade II listed building dating from 1905. In a dilapidated condition and at risk of further deterioration, the building has been meticulously restored to safeguard its architectural integrity while adapting it for contemporary occupation. Works included extensive structural upgrading and timber repairs, roof and envelope upgrades to achieve full weatherproofing, and the sensitive restoration of original features such as lime plaster, sash windows which were repaired in the company’s own joinery workshop, decorative cornicing and timber floors. Traditional materials and techniques were prioritised throughout, ensuring compatibility with the historic fabric and maintaining authenticity.
Delivering modern standards within a heritage structure required careful integration of new services and accessibility features. Surface-mounted service routes were introduced to minimise interventions with original fabric, while inclusive design measures, including improved access and vertical circulation, ensure the building is accessible for all users without compromising its character.
Adjacent to this, number 37 Boutport Street presented a significant conservation challenge. Following historic fire damage and decades of deterioration, the remains of number 37 was found to be structurally unsound and unsuitable for retention in its entirety. Rather than lose this important element of the streetscape, a detailed salvage strategy was implemented. Key architectural components, including stone lintels, architectural masonry, iron support columns and decorative elements, were carefully dismantled, restored and reincorporated into the new building. This approach preserves the visual memory and heritage value of the site while ensuring long-term structural integrity.
The newly constructed building at No. 37 has been designed to give a nod to the previous built form on the site with its mansard roof.
It also complements its historic neighbour, creating a cohesive development that respects the scale, local materials and character of the surrounding conservation area. Together, the two buildings now form Boutport Street Studios – a vibrant mixed-use destination comprising creative workspaces, workshops, residential accommodation and a public arcade linking key parts of the towns market quarter.
Sustainability has been integral to the project’s delivery. The retention and reuse of the existing structure at No. 36 significantly reduced embodied carbon, while the salvage and reuse of materials from No. 37 further minimised waste. Careful material selection, efficient construction methods and the extension of the buildings’ lifecycle contribute to the project’s overall environmental performance.
This scheme not only preserves important elements of Barnstaple’s architectural heritage but also reactivates them for future generations. This was not a pure preservation project but one of compromise to bring the listed building back to life and have viable future uses. By combining exceptional craftsmanship, conservation expertise and sustainable construction, Pearce Construction has delivered a project that protects the past while creating lasting social and economic value for the community.

Coincidentally the project was completed and handed over on the 80th anniversary of Pearce Construction’s formation. It was not only a celebration of 80 years of trading but also another demonstration of high-quality workmanship built on successive apprenticeship intakes that can be seen in the leadwork, roof preservation works, stonework, sash window refurbishments, the lime render works, and installing with care the salvaged items from the demolition of no 37.
Boutport Street Studios stands as a testament to how heritage assets can be sensitively restored and successfully reimagined, ensuring their continued relevance in a modern context.
