Bargate has started construction on a £26 million residential development at Southleigh Park in Havant, Hampshire, combining the restoration of a Grade II-listed country house with the delivery of 61 new homes.
The 7.8-acre site, located north-west of Emsworth between Bartons Road, Horndean Road and Eastleigh Road, will see 20 homes created through the conversion of the listed Southleigh Park House and associated historic buildings, alongside 41 new-build homes within the surrounding grounds.
The scheme is being delivered through a joint venture between Bargate and housing association VIVID after receiving planning permission from Havant Borough Council.
Works are expected to complete in December 2028.
Heritage restoration to support delivery of new homes
Bargate has appointed heritage specialist FSL-Group to undertake the first phase of restoration works to the historic buildings.
The housebuilder estimates the project will generate around 21,000 man-days of employment throughout the restoration, conversion and construction programme.
The development has been designed to retain the majority of existing mature trees while introducing additional planting and landscaping. Plans also include publicly accessible open space, formal lawns surrounding Southleigh Park House and pedestrian walking routes through the parkland.
Mick Hanson, Construction Director for Bargate, said: “We are excited to be on site at Southleigh Park, making a very positive start to the sensitive restoration and conversion of the former stately home. This unique development will preserve and inject new life into a much-loved local landmark, while also opening up the spectacular grounds for the enjoyment of all.
“In addition to enhancing the historical core of the site, a key part of the project will be the retention of mature trees, extensive planting and landscaping, and ensuring the fine detail of the new homes is sympathetic with the heritage buildings.
“This project will be an important labour of love for the area, utilising locally-based highly skilled tradesmen. We are proud to be at the start of the construction journey to create an outstanding development, not only for the new residents, but also for the established local community.”
Development combines heritage conservation with sustainable design
The development will comprise one to four-bedroom homes, all fitted with electric vehicle charging points.
Pedestrian and cycle routes will be created throughout the site, linking Eastleigh Road and Horndean Road while improving access to surrounding communities and the wider area.
The scheme has been designed around three distinct character areas, incorporating Georgian-inspired villas, cottage-style homes and the restored historic buildings.
Located close to Rowlands Castle, Emsworth and the South Downs National Park, Southleigh Park will also benefit from rail connections to London, Portsmouth, Brighton and Southampton, alongside road access via the A3 and A27.
